Our bespoke service produces buildings that suit your needs and that can easily evolve and change with the people that use them. We will guide you through all stages of your building project as and when it is needed.
Stage 0/1 PREPARATION & BRIEF
Our first meeting is free. We will work with you from the outset to understand your needs and develop your initial ideas. Before any work starts we will discuss and agree on the scope and cost of architectural services. Usually, fees will be quoted as fixed lump sums for each stage of the project.
We will help you develop your brief, which at first may feel daunting and unsure. We can help with assessing sketch options and the feasibility of the project with you. We will identify the need for any local authority approvals and the need for collaboration with other consultants, such as structural engineers, as the project requires.
Stage 2 CONCEPT DESIGN
We will develop a number of concept outline proposals for you to choose from. We will liaise with Planners and review relevant Planning Policy as a priority.
Sustainable development is integral to all projects, and with you, we will consider materials, environment, long life, adaptability, low maintenance and budget.
The final design brief will aim to reflect your aspirations, add value and improve quality of life.
Stage 3 SPACIAL CO-ORDINATION/ DEVELOPED DESIGN
We will spend time developing the ideas with drawings and written information into something that can be built.
This includes coordinating the work of other consultants into the designs.
Once agreed, the design proposals will then be submitted for planning approval, if required.
Stage 4 TECHNICAL DESIGN
We will prepare the technical drawings and specifications and schedule of works that can be used to price the tender and construct the building. We can then invite contractors to tender, appraise their returns and advise you on the type and contents of the building contract.
Stage 5 MANUFACTURING AND CONSTRUCTION
Throughout the construction phase we will administer your contract with the builder, provide any additional information and drawings, carry out regular inspections, deal with queries, instruct any additional work required, monitor progress on site, keep track of cost, value the works and certify payments due to the builder.
Stage 6/7 HANDOVER & USE
When the project is ready to handover we will inspect and value the works and issue a certificate.
We will be available after handover and during any defects period to arrange for certifying the final payment. Depending on type of project we can implement facilities management, undertake post-occupancy evaluation, verify project outcomes, as necessary.
